DeskVal gives you an independent, desktop indicative market price opinion on an Australian property, delivered as a written report. We work from comparable sales and broader market analysis to produce a considered read on value. Because we have no property to list and earn no commission, there is no incentive to inflate or deflate the number. Think of it as the independent second opinion. It is general information only, not a certified valuation.
Is this a certified or bank valuation?▾
No, and we are deliberately clear about this. DeskVal is an indicative market price opinion, the kind of comparative market analysis you would use as a second opinion. It is not a certified or sworn valuation, and it is not a bank valuation. Certified valuations are prepared by a registered valuer and carry a different standard and legal weight. Who is DeskVal for?▾
DeskVal is built for private vendors and purchasers. If you are selling and want a check on the appraisals you have been given, or you are buying and want an independent read before you make an offer, that is exactly what we do. We analyse comparable sales and broader market conditions to form an indicative view of value, presented as a range or considered read rather than a single guaranteed figure. Because it is a desktop assessment, it does not involve a physical inspection, and it is an indicative opinion rather than a certified valuation. We do not guarantee accuracy, a sale price or any particular outcome. It is general information to help you make your own decisions.

DeskVal provides desktop indicative price opinions on Australian property, drawing on comparable sales and market data. Coverage depends on the availability of reliable comparable evidence for the property and its location. How much does it cost?▾
There are three tiers, priced in Australian dollars: the Independent Price Check at $149 (an indicative range plus key comparable sales, in under 24 hours), the Full Desktop Report at $249 (a nine-section indicative price opinion, within 48 hours) and Negotiation Support at $349 (the full report plus a structured counter-position, within 72 hours). No payment is taken on the website — we confirm by email, then send a secure payment link. There is a full refund if you cancel before work starts.
What information do you need from me?▾
To get started we mainly need the property address and your contact details. It also helps to know the context, for example whether you are buying, selling or negotiating, and any details about the property such as recent renovations or features that may not show up in the public record. We will confirm anything else we need when you place your order. The more context you share, the more tailored your report can be.
How long does it take?▾
The Independent Price Check is delivered in under 24 hours, the Full Desktop Report within 48 hours and Negotiation Support within 72 hours. Turnaround runs from when your payment and property details are confirmed.
